Villa D'Eliz is designed as a peaceful sanctuary: ideal for retreats, staycations, and intimate gatherings. Please read these before confirming so we're on the same page.
Important before booking
This is a quiet farm villa.
Villa D'Eliz is intended for relaxation, retreat, and intimate gatherings. This villa may not be suitable for guests looking for late-night parties, loud celebrations, or unlimited outdoor noise. Please book only if your group agrees with the rules below.
Lead guest responsibility
The person who books is accountable for the group.
The lead guest (the person who confirmed the booking and paid the downpayment) is responsible for:
- Sharing these House Rules with every member of their party and any day-tour guests they bring
- Ensuring the group complies with the Davao City quiet-hours ordinance and all other rules on this page
By accepting these guidelines on Messenger, the lead guest acknowledges this accountability on behalf of the entire booking party.
Quiet time: 10:00 PM onwards
Davao City ordinance.
Strictly enforced.
- No loud noise, music, games, parties, or videoke after 10 PM
- Big speakers and sound systems not allowed
- Villa speakers OK for events until 10 PM
- After 10 PM: keep voices low when outdoors
- Indoor socializing after 10 PM is fine (including drinking) as long as there's no shouting, videoke, or loud music
- Band performances not allowed at any time
House operations
What to know before you arrive.
Pool hours
6:00 AM to 10:00 PM daily: for maintenance, cleanliness, and safety. Extendable to 11:00 PM if noise stays low.
Check-in / Check-out
Check-in 2:00 PM · Check-out 12:00 NN. Staff start cleaning at 12:00 NN sharp to prepare for the next guests.
10-minute pre-checkout check. About 10 minutes before you leave, we do a quick walk-through with you to check the villa for any damages, stains, or missing items, then clear you to go. If you've arranged an earlier check-out, the same check happens 10 minutes before your actual departure time. Please have your group ready to leave by then.
Reservation policy
- · 50% downpayment to secure your booking
- · Downpayment non-refundable if cancelled
- · 1 rebooking allowed with 10 days notice; beyond that, downpayment is forfeited
Parking
Only 4 cars fit inside the villa. Additional vehicles may park outside on the road.
Group capacity
- · 30 pax maximum overnight (across both villas combined)
- · 50 pax total capacity when overnight + extra day-tour guests are combined (day-tour guests must leave by 10:00 PM)
- · Extra head (overnight) (Villa D'Eliz Main, no bedding): ₱250
- · Extra head (overnight) (Villa Victoria / Combined, with bedding, max +6): ₱350
- · Extra head (day tour) (leave by 10 PM): ₱100
- · Children 0–5 yrs old free (no bedding) · from 6 yrs onward counted as a regular pax

Transparency note
About the piggery nearby.
A piggery sits about 700 meters away. Occasionally, depending on weather and wind, odor may drift through. It comes and goes: not daily, not constant.
If it happens, stay indoors briefly, light our scented candles, or request a bonfire setup. We're sorry: this is beyond our control. We're sharing it honestly so you can decide whether the villa is the right fit for your stay.
Transparency note
Stray animals on the property.
The property is in a rural farm setting. A stray dog (and occasionally stray cats) may come and go on the grounds unexpectedly. The owner advises that they are not harmful unless provoked.
To keep everyone safe, we strongly advise guests:
- Do not pet any stray animal on the property
- Do not feed any stray animal on the property
- Keep small children supervised when animals are nearby
- If an animal appears agitated, calmly move indoors and message us
Villa D'Eliz cannot be held liable for any harm or injury arising from a guest's decision to interact with, pet, or feed stray animals on the property. Please share this note with your whole group, especially children.
Bringing your own
Decoration & outside catering.
- If you're bringing your own decoration or outside catering, please inform the management in advance.
- Adhesive tape and double-sided tape are not allowed (they leave permanent marks on walls and ceilings).
- Party poppers are not allowed (residue stains floors and surfaces).
- Any electric appliance you bring must be declared. Heavy-load appliances (refrigerators, large coolers, deep-fryers, sound systems, projectors, etc.) carry an additional charge.
- We do not provide additional tables and chairs beyond what is already set up at the villa. Existing capacity is good for ~30 pax.
- After the event, please clean up all decoration and trash before 12 NN (our cleaning starts at noon sharp).
Pets
Pet policy.
Yes, we welcome a limited number of pets, subject to the rules below. Please tell us on Messenger before booking so we can confirm the date and prepare accordingly.
Maximum of 2 pets per booking.
- Toilet-trained or wearing a diaper. If a pet accidentally urinates on a mattress, the booking party must replace the mattress with a new one of equivalent quality.
- Pets must never be left unattended in the room at any time.
- The guest is fully liable for the health, safety, and welfare of their pets throughout the stay.
- If a pet bites or scratches any Villa D'Eliz staff member, the guest covers all medical costs, including rabies vaccine and tetanus toxoid, regardless of whether the pet is fully vaccinated.
- The guest is required to clean up after their pets, both inside the villa and in the surrounding area.
- Any damage or stains caused by pets are charged accordingly per the Damages policy.
- Pets are not allowed in the pool.
By bringing a pet, the lead guest agrees to these conditions on behalf of the entire booking party. We reserve the right to ask a pet to be removed from the property if the rules above are not followed.

Five steps to confirm your stay.
A quick guide to what to expect. The booking, the payment, and accepting these rules all happen on Facebook Messenger. This page is here so you can read the full rules and know the steps ahead of time.

Message us with your details. On Messenger, tell us your villa choice (Main, Victoria, or Combined), your dates, group size, and the type of event (birthday, reunion, etc., just the basics).

Read & accept the house rules. We send these guidelines on Messenger. Read them, then reply "ACCEPTED" to confirm you understand and agree before we proceed.

Once accepted, we send the payment details (GCash or BPI). Settle your 50% downpayment as soon as possible to block the date.

Send us a copy of your deposit slip. Once received, we block the date for you.

Fill out the booking confirmation form we send you.
📌 No pencil booking
- · 50% reservation fee blocks the date. No payment, no reservation.
- · Strictly non-refundable if you cancel.
- · Rebooking allowed once, with at least 10 days notice before check-in. Otherwise downpayment is forfeited.
Refund & rebooking policy
What's refundable, what's not.
Be sure of your dates before you pay. Our policy is simple but firm.
50% downpayment
Non-refundable on cancellation. The downpayment holds your date and is what makes the booking real.
Rebooking
Allowed once, with at least 10 days notice before check-in.
Late cancellation / no-show
Less than 10 days before check-in, or guest doesn't arrive: downpayment is forfeited.
Force majeure
If the booking is cancelled due to a typhoon, government order, or property issues on our side, we offer either a full refund or a free rebooking. Your choice.
Damages, stains, missing items
Charged separately, on top of any refund decision. Estimated honestly based on actual repair or replacement cost.
Pre-checkout inspection: our team conducts a quick walk-through of the villa approximately 10 minutes before your scheduled check-out to identify any obvious damages, stains, or missing items. We do not flag minor or normal wear-and-tear; only obvious issues that fall outside reasonable use are charged.
By accepting these guidelines, the lead guest agrees that charges raised during this inspection are final and not subject to dispute on the day of check-out. Concerns about a specific charge should be raised before signing off and leaving the property; once you have left, the assessment is considered accepted.

Management reserves the right to remind guests or limit activities to ensure a peaceful environment for everyone, in compliance with the Davao City Ordinance.
