I see two villa names. What's the difference between Villa D'Eliz and Villa Victoria?
Villa D'Eliz is the name of the family-owned farm estate in Sirawan, Toril, Davao City. There are two separate, private villas on the same property: Villa D'Eliz Main (the larger villa, up to 15 pax overnight, with the bigger pool, air-conditioned KTV + dining, and the garden bed) and Villa Victoria (the second villa across the fence, up to 10 pax overnight, with its own indoor kitchen, an air-conditioned living room with a Smart TV + KTV, and a mini-pool). You can book one, the other, or both combined for up to 25 pax. Everything goes through the same Facebook page (Villa D'Eliz Exclusive Farm Villa) and the same host family, so don't worry if you're inquiring about Villa Victoria on the Villa D'Eliz page; that's the right place.
What's your refund policy?
The 50% downpayment is non-refundable on cancellation. Rebooking is allowed once with at least 10 days notice before check-in. Less than 10 days notice or a no-show forfeits the downpayment. If we have to cancel due to typhoon, government order, or property issues on our side, you get a full refund or a free rebooking (your choice). See the full breakdown on the House Rules page.
Can I move my booking to a different date?
Yes, one rebooking is allowed with at least 10 days notice before your original check-in. Beyond one rebooking, the downpayment is forfeited.
How does booking actually work?
Five steps, all on Messenger: (1) message us with your villa choice, dates, group size, and event type, (2) we send these house rules for you to read and reply 'ACCEPTED', (3) we send payment details for the 50% downpayment (GCash or BPI), (4) you send the deposit slip and we block your date, (5) you fill out the booking confirmation form. No pencil booking: no payment means no reservation.
Where do I pay the downpayment?
Bank transfer (BPI) or GCash. We send the exact account details on Messenger once you've accepted the guidelines.
Can I check in earlier than 2 PM?
Standard check-in is 2 PM. The earliest we can sometimes accommodate is 1:30 PM if the previous guests checked out early and cleaning is finished. Please ask in advance; we can't guarantee it.
What about check-out?
Check-out is 12 NN sharp. Staff start cleaning at noon to prepare for the next guests, so we can't extend.
Can I book just one villa, not the whole property?
Yes. Book Villa D'Eliz Main (up to 15 pax overnight) or Villa Victoria (up to 10 pax) separately, or take both combined for groups up to 25. Each villa is whole-property private: no other guests share the space when you book.
How many people can stay overnight?
30 pax maximum overnight across both villas combined. Any guests above 30 must be day-tour only and must leave by 10 PM. Total capacity is 50 pax if you have both overnight and day-tour guests.
What are the day-tour rules? (And what does the ₱100/head mean exactly?)
Extra head, overnight (no bedding): ₱250. Extra head, day tour (leaves by 10 PM): ₱100. These are add-ons to an overnight booking. The ₱250 overnight rate is for Villa D'Eliz Main; Villa Victoria and Combined bookings are ₱350/head with bedding (max +6). See the rate card on the Rates page. All day-tour guests must leave by 10 PM (Davao City quiet-hours ordinance).
Are children free?
Yes. Children 0–5 years old stay free (no bedding included). They count toward total group size for capacity planning, but not for the per-pax rate. From 6 years old onward, kids count as a regular pax for both capacity and pricing.
Can I bring my own food and drinks?
Yes, no corkage. Bring food, drinks, and eating utensils for groups larger than 15 (we provide utensils for 15 at Villa Main).
Can I cook at the villa?
Yes. Villa D'Eliz Main has an open kitchen with utensils for 15 pax. Villa Victoria has an enclosed indoor kitchen. A ₱300 LPG fee applies if you cook on-site.
Are the kitchens the same in both villas?
No. Villa D'Eliz Main has an OPEN kitchen with utensils for 15 pax, visible from the gazebo and dining area. Villa Victoria has an ENCLOSED indoor kitchen: a separate room with white cabinets, suited for smaller groups.
Can I add the glamping tent?
Yes, but only with Villa D'Eliz Main or Combined (Main + Victoria) bookings. The glamping tent is a Main villa amenity and is NOT available with Victoria-only stays. ₱1,000 for 3 pax with complete bedding and an electric fan. Please request it in advance so we have it set up by the time you check in.
Is the glamping tent available with Villa Victoria?
No. The glamping tent is set up only on the Villa D'Eliz Main grounds. If you book Victoria-only, the tent isn't part of your stay. If you want it, book either Villa D'Eliz Main or the Combined (both villas) option.
Are there add-on services like a shuttle or food package?
Yes. Shuttle service: ₱3,000 round-trip from Davao downtown or ₱1,500 from Gaisano Mall Toril (Suzuki Carry, non-aircon, 14 pax max). Food packages range from ₱9,500 (20 pax) to ₱17,800 (50 pax), buffet style. There's also an all-in Party Package from ₱26,000. See the Rates page → Add-ons section for the full list.
Is there parking on the property?
4 cars fit inside the villa. Any extras park outside on the road. If you expect a lot of vehicles, please coordinate carpooling with your group.
What if it rains?
Both villas are fully indoor with air conditioning and dining, and both have KTV/videoke (until 10 PM, Davao City ordinance). Villa Victoria also has an air-conditioned living room with a Smart TV and Netflix. The pool and gazebo are outdoor, but the indoor spaces handle a rainy weekend comfortably.
What about noise after 10 PM?
Strictly enforced quiet hours from 10 PM (Davao City ordinance). No videoke, no loud music, no parties, no big speakers after 10. Indoor socializing including drinking is fine; just keep voices low and no shouting outdoors.
Can I bring my own decoration or outside catering?
Yes, please inform management in advance. NO double-sided tape and NO poppers (they leave permanent marks). Electric items you bring add an additional charge. All decoration and trash must be cleaned up before 12 NN check-out.
Do you accommodate pets?
Yes, up to 2 pets per booking, subject to our Pet Policy. Pets must be toilet-trained or wear a diaper (if a pet pees on a mattress, the booking party replaces the mattress with a new one), must never be left unattended in the room, must be cleaned up after, and are not allowed in the pool. The guest is fully liable for their pets' welfare and behavior. If a pet bites or scratches our staff, the guest covers all medical costs (rabies vaccine and tetanus toxoid) regardless of vaccination status. Please tell us about your pet on Messenger before booking so we can confirm.
Is there a generator if the power goes out?
Yes. Villa D'Eliz has a backup generator that kicks in during power outages, so the property keeps running if a brownout happens during your stay. Brownouts aren't common in our area, but the generator gives peace of mind during typhoons or grid issues.
